Cornerstone Bank/Tavern Grill/ Tommy's Carwash

Lowry Engineering was part of this redevelopment project that replaced the existing Kelly Inn hotel in Bismarck, ND with 3 new sites – Cornerstone Bank, The Tavern Grill, and Tommy’s Express Car Wash. The final plan revitalized this busy commercial area along State Street, south of Interstate 94.

Due to phasing and Ownership, the projects were split into three separate plan sets. Lowry Engineering worked with Wild CRG on the bank and Design Resources Group on the civil design for the restaurant and car wash. Each project posed unique challenges, however the goal for each was the same – to maximize parking and provide connectivity between the sites. On each project we strive to provide the most efficient layouts based on the location and type of building.

With redevelopment projects, an important piece of the civil design is investigation into existing utility location, size, and condition. New utilities were installed for all three buildings that will provide more flexibility and an extended life cycle versus using utilities that served the previous building. The downside to this is additional street patches were required to tie into the city mains. 

Cornerstone Bank has an 11,000 sf footprint with 3 drive-through lanes, 63 parking stalls, sidewalks, patio space and landscaping. The Tavern Grill covers approximately 8,500 square feet and provides parking for 106 vehicles. Additional seating is provided during the summer months on their outdoor patio.

Tommy’s Express Car Wash is a 5,000-sf building with 3 pay kiosk lanes for quick entry. Free vacuum stations are also provided onsite. An underground water reclaim system makes this environmentally friendly in efforts to reduce water waste.  

Grading was a challenge to fit the sites together while maintaining ADA access. Retaining walls were required on the north and south sides of the site to tie into adjacent properties.
