South Shore Landing Phase II - Moorhead, MN

Lowry Engineering has completed civil plans for a new apartment building in Moorhead, MN. South Shore Landing Phase II is 30-unit apartment building with underground parking that will be constructed on a site with an existing 65-unit apartment building. Our team was responsible for design of the sanitary sewer service, domestic water and fire service, stormwater management plan, parking lot, and ramp design. Designing new additions on an existing site presents challenges when trying to fit the improvements onto the site with minimal impact to the existing features. One of these challenges included construction sequencing. Due to the tie in location for the sanitary sewer service being in the middle of the site’s only driveway, the contractor will need to connect and install the service while keeping one lane of traffic open at all times. The regional stormwater pond had adequate capacity to hold the increase in stormwater runoff that our site will create thus eliminating the need for onsite detention. Construction began in the fall of 2018 and is expected to be completed in the spring of 2019.
